We can help you understand the process, organize the information your mortgage servicer requests, and, if you’d like, participate with you in calls with your servicer while you explore available options.
At Utah Home Solutions, we help homeowners understand whether a loan modification is realistic and what the process involves. Our role is to help you get organized, understand the requirements, and decide whether this path makes sense before considering other options.
Your mortgage servicer—not Utah Home Solutions—determines whether you qualify for a modification and what terms may be offered. Approval is not guaranteed, and available options vary based on your loan and circumstances.
You are never required to sell your home to us or list your property with us in order to receive this assistance.
Utah Home Solutions is not associated with the government, and our service is not approved by the government or your lender. Your lender may not agree to change your loan.
Example:
Let’s say you’re 5 months behind on your mortgage payments. A loan modification may allow the lender to take those missed payments—along with late fees and interest—and add them to the back of your loan instead of requiring you to pay them all at once.
In this example, your loan could be extended by about 6 months—five months for the missed payments and one additional month for the accrued fees and interest. Once the modification is approved, you would begin making your regular monthly payments again going forward.
Selling on the Open Market (With extra support)
For homeowners with equity, selling on the open market can be the best way to protect value and move forward. As licensed agents we would help prepare the home, coordinate repairs if needed, and manage the sale so it can be listed and sold without the stress of a typical listing.

Flexible Sale Options
When staying in your home or listing your home for sale isn’t the right fit, there are other ways to move forward aside from a foreclosure. Depending on the situation, this may include a straightforward cash sale for a more flexible arrangement that allows better timing, payment, or transition needs. Keep in mind, we can be creative if needed.
We take time to explain these options clearly and only recommend them when they truly make sense. The goal is a straight forward, respectful solution that fits your timeline — not pressure or rushed decisions.
